Healthy Homes Assessments

We can help you to ensure your rental property meets all the Healthy Homes Standards required by law as part of the Residential Tenancies Act.

We know from experience that most landlords care about the wellbeing of their tenants and maintain their properties to a high level however that still needs to be properly documented. Any new or renewed tenancy must include a statement of compliance and the property needs to comply with the healthy homes standards within 120 days of the tenancy starting or being renewed, with all private residential rentals complying by 1 July 2025. In the same way that getting a Warrant of Fitness proves your car is roadworthy, a Healthy Homes Check ensures that your property continues to be warm, dry and fit for purpose, or as we like to say "it's ticketyboo."

So what’s involved and what does it cost?

Getting a Healthy Homes Check involves an onsite property inspection which takes 1-2 hours to complete. We assess the inclusion and efficiency of heating, insulation, ventilation, moisture, drainage and draught stopping. We then email a written report documenting your compliance to you or your property manager so that it can be lodged with the Tenancy Agreement.

If for any reason your property doesn’t comply, we’ll explain what’s required to resolve the issues.

We can usually complete a check on properties in Kerikeri, Paihia, Kaikohe, Okaihau, Kawakawa, and Kaeo within a week.

We also cover Mangonui, Cable Bay, Russell, and further afield however, to make it more affordable for our customers, we usually wait until we have several jobs within close proximity so service to these areas may take a little longer.
