At Liz Ford Property Management, we offer a dedicated property management service as well as support for self-managing landlords.
Whether you already own a rental property or are thinking about purchasing one, I can help.

We're a small, owner-operated company based in Kerikeri. With over 30 years’ experience in the Kerikeri property market, I build strong relationships with both owners and tenants so that when problems arise, solutions come quickly—and your investment remains profitable and hassle-free. I purposely manage a smaller portfolio so I can provide genuinely personal service.

I founded Bay of Islands Property Management, grew it into a thriving business, and later sold it to pursue other projects. Now, I’m excited to return with a renewed focus—offering dedicated property management plus flexible options for owners who prefer short-term letting or want to be more hands-on.

As an Elite Member of Tenancy Practice, I’m always up to date with current legislation so you don’t have to be.

I can customise my service to suit you—whether you want full management, help finding a tenant, routine inspections, or just occasional guidance.


Property Compliance
With over 300 Healthy Homes Assessments completed using the NZ Green Building Council Home Performance Guidelines, I can ensure your property is compliant and remains compliant over time.

Landlords
I can help as much or as little as you want.

Your property may be your “nest egg,” a future retirement home, a family home with emotional ties, or a summer base you want to rent out in winter. Maybe you’re heading overseas and want the peace of mind of knowing your home is well cared for.
Whatever your situation, I’m experienced in interviewing prospective tenants and matching the right people to your property and priorities. I will look after your property as if I owned it myself.


Marketing
I take photos and video of your property, or I can arrange professional photography. Your property will be marketed on our website, Facebook, and Trade Me.


Tenant Selection
Choosing the right tenant is the most important part of property management.
I personally interview applicants, show them through the property, check all references, and complete:

Background checks
District Court checks
Tenancy Tribunal checks
Two credit checks
If they’re not an A-grade tenant, I won’t place them.


Tenancy Agreements
I use legally sound tenancy agreements developed by Tenancy Practice. These documents are comprehensive and designed to protect you, making sure everyone is clear on their responsibilities.


Entry Inspection
Before tenants move in, I complete a thorough entry inspection documenting the condition and cleanliness of the property. Tenants receive a copy at their on-site induction and have 14 days to check and return it. This becomes the benchmark for the exit inspection.


Rental Payments
For owners using our management service, rental income (after expenses) is deposited into your account twice a month—on the 1st and 16th.

You also receive a monthly statement with any invoices attached.
All rents go into our trust account, which is checked daily for arrears.


Bond
A bond equivalent to four weeks’ rent (the maximum allowed under the RTA) is collected and lodged with Tenancy Services.
If a pet is approved, an additional two-week bond is charged for all properties we manage.


Regular Inspections
Routine inspections are completed regularly. The first is done after the tenants’ first month, followed by inspections every 3–4 months (or more often if needed).
You receive a detailed report with photos, notes, and recommendations.

This ensures tenants are complying with the Tenancy Agreement and allows us to catch maintenance issues early. I recommend private landlords also complete regular inspections, as required by insurance companies.


Maintenance
Things happen. When a tenant reports an issue or we identify one during an inspection, I’ll contact you and organise repairs using trusted tradespeople. Nothing is arranged without your approval.


Performance
I operate with a strict zero-arrears policy. Rent is always paid in advance and monitored daily. If there is ever an issue, action is taken immediately. To date, none of my owners have lost rent due to arrears.


Healthy Homes & Compliance
All managed properties have up-to-date compliance records. You’ll be notified if any work is needed to remain compliant.
SATS handle smoke alarm compliance to ensure fire safety obligations are met.
Healthy Homes Assessments are available for all properties we let or manage (not available to external landlords).

As the former owner of Bay of Islands Property Management, I bring decades of industry experience, extensive knowledge of the Residential Tenancies Act and Healthy Homes Standards, and a reputation for fair, tactful communication with tenants.

Liz  has been supporting property owners and tenants for over 30 years, bringing a friendly, hands-on approach to everything she does.

Her career began in 1991 as the first dedicated Property Manager at Professionals Real Estate Kerikeri. From there, Liz gained valuable experience in residential sales and later with Ngapuhi Asset Holding Company, where she managed the purchase and development of commercial properties and businesses.

But her true passion has always been residential property. Liz went on to establish her own property management agency, starting with no properties and building up a significant rental roll, which she successfully ran for seven years before selling to Wayne & Myrn Wild.  

Today, she focuses on working closely with landlords, offering flexible, tailored support—whether it’s full property management, or just lending a hand where it’s needed. Her goal is simple: to make owning a rental property stress-free while ensuring tenancies run smoothly for both landlords and tenants.  Her forte is good communication and building relationships so everyone knows what is happening, there are no surprises, and minimal issues along the way.

Brendon's been involved in maintenance for over 30 years and supports me with advice to avoid excessive maintenance bills for my clients. He began his career overseeing the maintenance of various high-end residential properties in Auckland's eastern suburbs before moving to Queenstown where he was responsible for maintaining a portfolio of commercial properties including various hotels and accommodation complexes.

In 2011 Brendon moved to the Bay of Islands where he and Liz started their own Property Management Company. During this time, he also managed a host of commercial properties in Auckland so has as an excellent understanding of the needs and concerns of property investors at every level.

Brendon is up to date with all the current requirements to ensure a property is compliant and is our Healthy Homes Assessor.
